Office Search #2: "Rang Namm"


This building is at the corner of Phyathai rd and Soi Rangnamm.
The space is on the 4th floor, just above the "71 Export" sign.
1st to 3rd floor are Export shop.
5th floor and roof are occupied by the lease holder.
He runs a small jazz pub on the roof and occasionally uses the 5th floor as an alternative space
when it rains.
Building entrance and stairway to upper level is on the left where the red and blue taxi is in the picture.
The good thing about this building is that it is very close to BTS Victory Monument station and just opposite of Century Movie Complex where parking is free for 4 hrs when you validated your parking ticket.

My friend "Golf" runs an Architect firm here. The whole space is about 95 SqM.

Their office has a meeting room. It's about 20 SqM.

We could use this as our starter office.

Stuff 4-6 people here and start working.

My friend is paying 15,000 bahts per month for the space.
And around 2,500 bahts for electricity.
He said we can work there and pay 1/3 of what he pays.
He lease agreement will end on July 08.
The building is own by Century Movie Complex and leased it to the pub operator on rooftop.
My friend sub-lease it from this guy.
The only concern here is that the rental fee might be increased to 20,000 bahts per month if there's a request for re-negotiation this August according to the original lease agreements.
I think we can expect 18,000 bahts for that matter.
So our payment will be 6,000 bahts to my friend.

I said to my friend that this might be our temporary office. He's ok with that.
My friend is downsizing his company. If we like the space we can switch with him later.
He will move to the meeting room and we can move out to the main space.
Also, there's another 12 SqM room that has no air-condition. If we install it we can use that too.

Pros.
We can the company now using this space.
If we don't like this space we can keep looking.
If we like it we can expand it later.
Parking is plenty in Century Movie Complex with 4hrs validation stamped.
Super close to BTS station.
Toilets are cleaned by the pub operator everyday.

Cons.
If my friend doesn't act fast downsizing his company, our space is very limited.
Traffic on Phyathai rd. is very bad. Please consider using Rajaprarop as an alternative.
Pub on the rooftop draws in some crowd.
Though the toilets are cleaned everyday, it doesn't look that sanitary.
Using the movie complex toilets is a better choice.

Office Search: Tang Hua Pug

Tang Hua Pug is an office building located on Rama4 just across from Hua Lam Phong.
It has Subway station in front of the building. Very convenient.
They have 2 available rooms that fits our criteria.

Option A:
52 SqM on 4th Floor

This space has a glass partition that was used as Manager's office.
comes with 3 air-conditions.
There're a number of offices on this floor including a Stock Broker.

Option B:
47 SqM 5th Floor


This space is located on 5th floor. Actually it's on the parking structure.
The wall and floor are new. One new air-con and one old air-con.
I think this one is more secured. Less people travel pass this section.

The terms are:
275 bahts per SqM per Month
3 months deposit
3 years contract with no rent increase.

parking is available for 2000 baht per car per month
parking structure on upper level (from 2nd floor up) can only be reached by
car elevator.

All the toilets on every floor have been renovated.
